The equipment
The engine stays in the van
That is the whole difference. A portable machine has to be small enough to carry through your front door, which puts a hard limit on how much suction it can produce. Ours does not come inside — only the hose and the wand do.
Suction is what pulls the water back out, and the water is what carries the dirt. More of it recovered means less left in the carpet, which means shorter drying and less chance of anything traveling back up the fiber as it dries.
It also runs 500 to 700 feet of hose. Upstairs apartments, condos and offices are no harder for us than a ground-floor living room — the van simply stays at the curb.

What actually happens
No upsell at the door, and no price that changes once the hose is already through the house. You will know what it costs before anything gets wet.

We walk the rooms with you
You show us what is there, we say what we can and cannot shift, and we agree the price. If something is unlikely to come out we would rather tell you now than hand you a surprise afterwards.

Pre-treat and agitate
The traffic lanes and any spots get treated first and left to work. Then the pile is agitated so the solution reaches the base of the fiber rather than sitting on top of it.

Hot water extraction
Hot solution goes in under pressure and comes straight back out with the soil in it, on a slow overlapping pass. This is the method carpet manufacturers ask for to keep a warranty intact.

Groom it and check the drying
The pile is set in one direction so it dries evenly and does not look walked on before you have walked on it. We tell you what to expect for drying and what to leave alone until then.
Why it wicks back
The water you cannot get out
A stain that reappears two days later was never really removed. It soaked into the backing, and as the carpet dried it traveled back up the fiber with the moisture.
That is what happens when a machine puts more water in than it can take back out — which is the trouble with most rental units and a good deal of portable equipment. The carpet looks right while it is damp and disappointing once it is dry.
Recovery is the part that matters, and it is the part a truck-mounted rig is built around. If a spot does come back after we have been, call us.
Moving
Move-in and move-out carpets
The job we are asked for most, and the one with a deadline that will not move. Tell us the date the keys change hands and we will work back from it.
Carpets, hard floors and windows can all be done in the same visit, which is usually the difference between one afternoon and three separate appointments.
Common questions
About carpet cleaning
How long will my carpet take to dry?
Most carpet is dry enough to walk on the same day. The extractor is truck-mounted, so it pulls far more water back out than a machine carried through the door, and what is not left behind does not have to dry. Airflow shortens it further — open a window or run the fan and it goes quicker.
Do I need to move the furniture first?
Clearing the small things helps — lamps, baskets, anything on the floor that is easy to lift. Leave the heavy pieces to us and we will work around what does not move. Tell us on the phone what is in the room and there will be no surprises on the day.
Will the stains come back?
Sometimes a mark reappears a day or two later. That is wicking: something soaked into the backing, and as the carpet dries it travels back up the fiber. It happens when too much water goes in and not enough comes out, which is the case a truck-mount is built to avoid. If a spot does come back, call us.
Can you clean an upstairs apartment or an office?
