Why a hard floor goes dull

A mop moves most of it around

A mop puts water on a floor and takes very little of it back off. What is left dries where it settles: in the grout lines, along the seams, in the lane by the door that everyone walks. After a while the floor stops looking dirty and starts looking dull, and dull is the harder of the two to fix.

That is what this service is for. Depending on what the floor is, that means a proper clean and a rinse, grout worked along the line rather than wiped across the top, or old wax stripped right back and fresh finish laid down and buffed. We will tell you which one your floor actually needs when we look at it.

One thing we do not do: sanding or refinishing hardwood. That is a different trade with different machines. We clean and polish floors that are already sealed, and we will say so plainly if yours needs a refinisher instead.

Tile and grout

The tile was never the problem

Tile wipes clean. Grout sits a little below it and holds on to whatever the mop water leaves behind, which is why a floor can be washed every week and still read as grubby.

Vinyl and VCT

Sheet vinyl and luxury vinyl at home, and the vinyl composition tile that covers most offices, shops and clinics. Cleaned, and stripped and re-waxed once the old finish has gone past buffing.

Tile and grout

Kitchens, bathrooms, entryways and commercial floors. The grout is cleaned along the line rather than across the top, and the dirty water comes back off the floor instead of drying into it.

Sealed hard floors

Sealed wood, laminate and sealed stone, cleaned and polished with the sealer in mind rather than one setting for everything. We clean and polish these; we do not sand or refinish them.

Commercial vinyl

Strip, wax, buff

On a commercial vinyl floor, the shine is not the floor. It is the finish sitting on top of it, and once that finish is worn through in the traffic lanes no amount of mopping brings it back — the dirt is in the finish, not on it.

So it comes off. The old finish is stripped back, the floor is rinsed and left neutral and dry, then fresh coats go down and get buffed up. The result is a floor that reflects the lights again and is easier for your own staff to keep clean between visits.

The one thing it needs from you is a clear floor and a little patience while the finish cures, so most of this work suits an evening, a weekend or a closed day. Tell us when the space is free and we will fit it to that.

About floor work

Can you strip and re-wax a commercial vinyl floor?

Yes. The old finish comes off first, the floor is rinsed and left neutral, and fresh coats go down once it is dry. It works best out of hours or over a weekend, because the floor has to stay clear while the finish cures.

Do you clean tile and grout?

Yes. Grout sits below the surface of the tile, so it holds on to what a mop leaves behind. We clean along the lines rather than across the tops, then take the dirty water back off the floor instead of letting it dry in place.

Do you sand or refinish hardwood floors?

No. Sanding and refinishing is a different trade. We clean and polish hard floors that are already sealed, and we will say so if a floor needs a refinisher rather than a cleaner.
